The Service

Empty Space is a marketplace that connects warehouse owners with businesses seeking industrial space. We facilitate introductions through booking requests. We are not a party to any lease agreement between owners and tenants.

Empty Space is free for tenants searching and submitting booking requests. Warehouse owners who list space on the marketplace enter into a separate Warehouse Partner Agreement at sign-up, which includes a 5% referral fee on base rent from tenants Empty Space refers to them (pay-when-paid, for the lifetime of each referred tenant's lease).

These Terms govern general use of the platform. In the event of any conflict between these Terms and the Warehouse Partner Agreement with respect to a warehouse owner's referral commission obligations, the Warehouse Partner Agreement controls.

User Responsibilities

• You must provide accurate information when creating listings or submitting booking requests.
• You are responsible for maintaining the security of your account credentials.
• You may not use the platform for fraudulent, illegal, or misleading purposes.
• Warehouse owners are responsible for the accuracy of their listing information (pricing, availability, amenities).
• Tenants are responsible for verifying property details before entering lease agreements.

Limitation of Liability

Empty Space provides the platform "as is" without warranties. We are not responsible for the accuracy of listings, the conduct of users, or the outcome of any transactions arranged through the platform.

To the maximum extent permitted by law, Empty Space shall not be liable for any indirect, incidental, or consequential damages.

Termination

You may delete your account at any time through Account Settings. We reserve the right to suspend or terminate accounts that violate these terms.
